Home visit & consultation
The first meeting usually takes up to 2 hours, and this enables us to listen and identify your likely requirements. In visiting your home, we are able to advise what options may be available and where best to consider any alterations and new additions.
During this ‘getting to know each other’ introduction, we can agree a way forward and decide upon the next steps.

Measured Survey
Dependent upon the size of your home, a measured survey will require a half to a full day visit to take dimensions and photographs. Back at the office, we will prepare an accurate set of plans and elevations of your house. The survey forms the base for future work stages, and is also a useful document should you require a ‘Home Information Pack’ in the future.

Design
Using the survey as a base, we can prepare sketches and arrange the next home visit to discuss and tailor the design to meet with your expectations.
Once we have agreed the design, we can prepare a planning application which is then submitted to the local council for approval. We will monitor the application through to the council’s determination.

Building Regulations
Upon receipt of a planning permission, which remains valid for 3 years, a building regulations submission can be prepared.  This comprises of detailed construction drawings which can be submitted to the Council to ensure that proposals meet with the current building regulations standards.
These drawings are also used for costing, tender pricing and construction.

Finding a Builder
Whilst we are able to put forward possible builders, we also suggest that you contact relatives, friends and neighbours who have had recent buildings works carried out. A recommendation of a good builder by satisfied customers is often the best way to find a reliable local contractor.
Should you require, for tender purposes, once we have a list of possible contractors who will negotiate a price, we will prepare tender enquiries on your behalf.

Construction
Throughout the build period we are able to offer additional services to suit your budget and requirements. Our input can range from an initial meeting with the builder, site visits at key stages through to regular inspection and administration of the contract between you and the builder, where the works are of a complex nature.
